Job Description
Job Responsibilities
- Responsible for the overall investment analysis and valuation of various property assets (including commercial, office, retail and residential projects) owned by the group, compiling feasibility studies, return predictions and risk assessments reports to support investment decisions and asset allocation strategies.
- Coordinate and manage all aspects of property operations, supervise the quality of third-party property management services, and ensure that leasing management, facility maintenance, safety management, and customer service meet the group's standards and regulatory requirements.
- Lead the construction and maintenance of the property's daily data system, covering rent collection, vacancy rate, tenant structure, energy consumption indicators, maintenance records, etc. core operating data, and promote data visualization and regular business analysis.
- Develop and implement Asset Enhancement Initiatives (AEIs), working with engineering, marketing and financial teams to optimize property performance, increase rental income, occupancy rate and long-term asset appreciation potential.
- Familiar with the operation mechanism of the Hong Kong and Mainland real estate market, familiar with the basic logic of investment tools such as REITs, private equity funds, and asset securitization, and have the ability to independently complete the construction of investment models and sensitivity analysis.
- Proficient in the entire property management process, including lease strategy formulation, lease review, tenant management, supplier coordination and emergency response, with cross-departmental collaboration and external partner management experience.
- Proficient in using Excel for financial modeling, with experience in using Power BI/Tableau and other data analysis tools; those who have led or deeply participated in the implementation of ERP/CMMS and other property management systems are especially welcome.
- Preference will be given to those with RICS, BOMA, CPM or equivalent international professional qualifications; those with fluent Cantonese, Mandarin and English communication skills, and those who can make professional reports and negotiate in writing and orally.
